1. Binding booking

The guest accommodation contract is concluded as soon as the booking confirmation has been sent. The booking confirmation obliges the contractual partners to fulfill the contract, regardless of the duration of the contract.

2. Payment arrangements

The invoice amount must be received in the landlord’s account when the trip begins. The landlord does not need to request this again. The rental price includes final cleaning, water consumption, electricity and heating costs and the initial supply of bed linen and towels.

3. Cancellation

If the tenant withdraws from the contract despite the booking, the tenant is liable for damages:

  • Up to 91 days before the start of the rental period, 25% of the total rental costs are to be charged as compensation.
  • From the 90th day to the 15th day before the start of the rental period, 50% of the total rental costs are to be charged as compensation.
  • From the 14th to the 8th day before the start of the rental, 80% of the total rental costs are to be charged as compensation.

In the event of a later cancellation, the tenant is obliged to pay the entire rent, unless the landlord is able to rent the apartment to someone else. A possible burden of proof lies with the tenant. The same rule applies if the tenant moves out prematurely.

Taking out travel cancellation insurance is recommended!

4. Obligations

The landlord undertakes to make the apartment available from 3 p.m. on the day of arrival. In return, the tenant is obliged to vacate the apartment by 10:00 a.m. on the day of departure, to have closed all windows beforehand and to hand over the keys to the landlord.

The final cleaning is included. This does not release the tenant from his obligation to leave the apartment in good condition when moving out. The tenant is also responsible for cleaning kitchen utensils (dishes, cutlery). The garbage must be disposed of by the tenant before departure (the garbage collection point of the residential complex is located at the car parking lot.)

The apartment is a non-smoking apartment.

Noise should be avoided from 9 p.m.

During the rental period, only the number of people specified in the rental contract is entitled to use. A violation of this agreement means the immediate termination of the tenancy without a refund of the rent. (If additional people, even temporarily, use the apartment, this must always be agreed with the landlord.

Pets are not allowed!

If damage to the inventory occurs during the rental period, the tenant is obliged to report this at the latest on departure and to compensate for the damage. All objects provided by the landlord during the rental period are used by the tenant at his own risk. Liability on the part of the lessor is excluded! Liability for fire, theft and accident is not accepted and is therefore expressly excluded.

5. Acknowledgment of the terms and conditions

With the signature of the general terms and conditions or confirmation of acceptance for online bookings, the tenant accepts the general terms and conditions.

6. Severability clause

Should one or more regulations of our general terms and conditions be ineffective, all further regulations remain unaffected. The general legal provisions then apply instead of the ineffective regulations.

7. Place of jurisdiction

Otherwise, the statutory provisions apply. The place of jurisdiction is Geldern.
